GRID Cleveland is a real estate community built by investors for investors. We are a group of real people doing real deals.
Our core mission is to connect to, learn from, and collaborate with like-minded people interested in building wealth and creating impact through real estate.
We welcome investors of all experience levels. We are life-long learners and believe everyone has value to share.

How it works
We meet once a month, 12 months a year, on the same day, week, and time of the month. Each month we cover a different investing topic in the Lifecycle of an Investor—ranging from wholesaling to rehabbing to becoming a bank through private lending.
Our meetings are not sales pitches. They are opportunities for us to dive deep into a real estate topic, connect with local experts in our marketplace, and build long-term relationships with other doers and deal-makers.

GRID Cleveland is led by Erin Thomas and Wayne Brooks.
Erin Thomas is a powerhouse in commercial real estate, specializing in multifamily and retail investment properties.
Based in Northeast Ohio, Erin co-leads the national KWC Team under KW Commercial, where she helps agents across the country sharpen their investment acumen and close commercial deals with confidence.
She began her real estate journey in 2019, quickly transitioning from a social media director to a top-producing agent—closing nearly 50 deals in her first year. With a passion for working with investors, Erin now exclusively focuses on commercial assets, off-market portfolios, and helping clients scale wealth through real estate.
Her leadership extends beyond transactions. Erin mentors agents, teaches CE courses, and speaks on stages across the Midwest, inspiring a new wave of commercial professionals—especially women—to enter and thrive in the space.
A devoted wife and mother of two boys, Erin balances bold business growth with her family-first values. She’s not here to play small—she’s building a legacy, leading by example, and changing the face of commercial real estate.
Wayne Brooks is a seasoned real estate investor, licensed agent, and certified mentor with over a decade of experience and more than 500 successful real estate transactions under his belt.
Originally from Jamaica, Wayne began his investing journey as an out-of-state buyer and has since become a go-to expert in the Cleveland, Ohio market—helping both local and international clients navigate the real estate landscape with confidence.
Wayne is the founder of CLE Home Pros, a high-performing real estate team at eXp Realty that specializes in working with investor clients. His deep knowledge of off-market deals, fix-and-flips, and Airbnb strategies—both short and mid-term—makes him an invaluable partner for investors looking to maximize returns.
He also owns RenoVision Restoration, a full-service construction company focused on investor-friendly renovations, and Deal Direction, a consulting firm that guides new and seasoned investors through property acquisition, financing, and portfolio growth.
As a certified mentor at eXp Realty and an active educator in the real estate space, Wayne has taught dozens of workshops, masterminds, and seminars—empowering agents and investors with actionable strategies and a success-driven mindset. His approach blends hands-on experience with a passion for teaching, making him a trusted advisor and leader in the industry.
