But here is the truth most new investors do not hear: Bad hard money can kill a deal before the rehab even starts.
Too many investors ask the wrong question when shopping for hard money.
They ask: “What is your rate?”
That matters, but it is not enough.
The better question is: “What is this loan really going to cost me if the project takes longer, the rehab goes over budget, or the fine print kicks in?”
